A properly installed standing seam metal roof will realistically last 40 to 60 years in this climate. It sheds heavy rain exceptionally well, carries excellent wind ratings, and reflects a significant share of solar heat, which matters in a Charlotte August.

It also costs roughly two to three times what an architectural asphalt roof costs. That is a real trade-off, and the answer is genuinely different for a homeowner planning to stay thirty years than for one planning to sell in four.

Metal is often the right choice when

  • You intend to stay in the home long-term and want to reroof once
  • The home sits on open water or an exposed ridge, where sustained wind loading is high
  • The roof has long, simple runs that suit standing seam beautifully
  • You are covering porches, bay windows, or dormers as an architectural accent
  • You want maximum fire resistance and minimum ongoing maintenance
  • The building is agricultural, a barn, or a detached outbuilding, where exposed fastener panels are excellent value

Standing seam versus exposed fastener

Standing seam hides its fasteners under raised, interlocking seams. Nothing penetrates the panel face, so there are no gaskets to fail, and the clips allow the panels to expand and contract with temperature — which is significant, because a long metal panel genuinely moves across a Piedmont temperature swing. It is the premium residential system and the reason metal roofs earn their lifespan claims.

Exposed fastener panels are screwed through the face into the deck, with a rubber washer sealing each screw. It costs meaningfully less and installs faster. The trade-off is that those washers degrade in UV and typically need attention somewhere around the 15-to-20-year mark. That is fine on a barn or workshop. On a primary residence you plan to keep, standing seam is usually the better long-run decision.

The noise question

The most common objection we hear is that metal roofs are loud in rain. In practice, this is largely a myth carried over from uninsulated barns where panels were fastened directly to open purlins with nothing underneath.

A residential metal roof over solid decking, underlayment, an insulated attic, and a ceiling is not appreciably louder than asphalt. If anything, homeowners more often report the opposite — noticing it as a pleasant sound rather than a problem.

Where metal is not the right answer

We will talk you out of metal when it does not fit. On a roof with many dormers, hips, valleys, and complex intersections, the custom flashing labor climbs steeply and much of the material advantage is lost to cut waste.

It also rarely pencils out if you expect to sell within a few years — you will not recover the premium in resale in most neighborhoods here. In both cases, a quality architectural asphalt roof is the better use of your money, and we would rather say that than sell you the more expensive option.

How long does a metal roof last?

Does a metal roof attract lightning?
No. This is a persistent myth. Metal does not attract lightning, and because it is non-combustible and conductive, a metal roof is generally considered a marginally safer outcome if a strike does occur.
Will hail dent a metal roof?
Large hail can dent metal panels, particularly thinner-gauge material. In most cases the denting is cosmetic and the roof remains watertight — which is the reverse of asphalt, where hail damage is often invisible but compromises the roof. Heavier gauge and textured finishes reduce visible denting.
Can you install metal over my existing shingles?
It is physically possible and some contractors do it. We do not, for the same reason we do not lay asphalt over asphalt — it hides the condition of the deck under a roof intended to last half a century.
Is a metal roof cheaper to insure?
Sometimes. Some carriers offer credits for impact-resistant or fire-resistant roofing. It is worth asking your agent specifically, since the discount varies considerably between carriers.
