What to expect

Our process, start to finish

A roof is a decision most people make once or twice in their life. Not knowing what comes next is the most common reason homeowners stall — so here is the entire sequence, start to finish.

The five stages

From first call to final warranty

  1. 1

    Free inspection

We get on the roof, photograph what we find, and check the attic and ventilation. You get the photos whether or not you hire us.

  2. 2

    Clear written estimate

Line-item pricing with the actual materials named — no vague "roof system" lump sums. If a repair makes more sense than a replacement, we say so.

  3. 3

    Scheduling and prep

We handle permits and HOA documentation, confirm your install date, and protect landscaping and driveways before the first shingle comes off.

  4. 4

    Installation and cleanup

Most residential roofs finish in a day. We magnet-sweep the property for nails before we leave and walk the job with you.

  5. 5

    Warranty and follow-up

You get both warranties in writing — our 5-year craftsmanship warranty and your manufacturer coverage, up to 20 years — plus a follow-up after the first heavy rain.

What you get in writing

  • Line-item estimate naming the actual materials
  • Per-sheet decking replacement price, stated up front
  • Dated photographs from the inspection
  • Permit documentation and inspection results
  • Manufacturer warranty registration — coverage up to 20 years
  • 5-year craftsmanship warranty in plain language

Questions

About the work itself

What do I need to do to prepare?
Move vehicles out of the driveway, take fragile items off walls if you are sensitive to vibration, and cover anything stored in the attic — tear-off shakes loose a surprising amount of dust. That is genuinely all.
What about my pets?
Tear-off is loud for several hours. Most customers with anxious pets arrange for them to be elsewhere for the day, and we would suggest planning for that.
What if it rains?
We watch the forecast and will reschedule rather than start a tear-off we cannot dry in. If weather moves in mid-job, the roof gets fully dried in and covered before the crew leaves — we never leave an open deck overnight.
When do I pay?
We do not ask for a large deposit up front. Payment terms are stated in the written estimate before you sign, and final payment comes after the job is complete and you have walked it with us.
Who is actually on my roof?
Our crews. We are happy to tell you who is leading your job and how long they have worked with us. If any portion of a job were subcontracted, we would say so in the estimate rather than after the fact.
