Exterior Painting in the Charlotte Metro

Exterior paint fails from bad prep, not bad paint. Most of the work happens before the first coat.

Exterior paint in the Piedmont climate takes a beating: intense summer UV, high humidity most of the year, heavy spring pollen, and real temperature swings between seasons. A quality exterior paint job here should hold up seven to ten years. A poorly prepped one starts failing in two.

The difference is almost entirely preparation. Paint is a coating, not a repair — it does not fix rot, it hides it, and painting over damaged wood simply delays the discovery while the damage continues underneath.

Signs it is time to repaint

  • Paint peeling, blistering, or flaking anywhere on the exterior
  • Chalky residue on your hand when you wipe the siding
  • Noticeable fading, especially on south- and west-facing elevations
  • Caulk lines cracked or separated at trim and window joints
  • Bare wood showing at trim, fascia, or window sills
  • Mildew or algae growth on shaded elevations

Prep is the job

A cheap exterior paint quote is almost always cheap because of what is being skipped in preparation. Washing, scraping, sanding, and caulking are labor-intensive and invisible in the finished result — which is exactly why they are the first things cut.

They are also the entire difference between a finish that lasts eight years and one that peels in the second summer. When you compare quotes, compare the prep scope rather than the paint brand.

Timing matters in this climate

Paint needs the right conditions to cure properly. Applied in high humidity or when temperatures drop too far overnight, the film does not form correctly and adhesion suffers no matter how good the product is.

Spring and fall are the reliable windows around Charlotte. Summer work is possible but needs to follow the shade around the house through the day, and we schedule it that way rather than pushing through direct afternoon sun on a west wall.

Frequently asked questions

How long will an exterior paint job last?
With proper prep and quality exterior paint, seven to ten years on most surfaces in this climate. South- and west-facing elevations take the most UV and typically show wear first.
Do you repair rotted wood before painting?
Always. Painting over rot hides it and the damage keeps progressing underneath. We identify rot during the estimate so it is in the written scope rather than becoming a change order.
Can you paint vinyl siding?
Yes, with vinyl-safe paint formulated to stay within the material’s heat absorption limits. Painting vinyl a color darker than the original can cause it to warp, so color choice is genuinely constrained here and we will walk you through it.
